How long do we need to keep cars off the lot after sealcoating?
We typically recommend keeping vehicles off the surface for 12 to 24 hours to allow the sealant to cure properly. We can work in sections to ensure you always have available parking.
How often should a commercial parking lot be sealcoated?
For most commercial properties in the Chicago area, we recommend sealcoating every 2 to 3 years. This frequency ensures the binder in the asphalt remains flexible and protected from UV oxidation.
When is the best time to perform asphalt patchwork?
Non-rainy days during spring, summer and autumn are ideal for asphalt patchwork. When temperatures drop below 50°F, it is not recommended to work on asphalt.
Can you fill cracks during the winter months?
While sealcoating requires warmer temperatures, some emergency crack filling can be done in cooler weather to prevent winter water damage. However, for the best bond, we typically schedule these services between April and November.
When is the best time to work on concrete?
Spring and summer are ideal for concrete work, as the temperature should be above 40°F during the curing period. The curing process can be disrupted if the temperature drops too low.
